With a hard cost of $7.6 million, the project vision was to reposition existing building and site to attract a single tenant. The design creates the flexibility to allow multi-tenant leasing strategy if a single tenant did not come to fruition. The project goals was to renovate the 6-story building as commercial office space, renovate the 1-story building as an amenity space for the office building. and create a new surface parking and landscaped courtyard.
Site scope included: Maximized parking, demolition, grading, stormwater management, landscaping, fencing, site lighting, curbs, gutters and sidewalks, parking lot and site furnishings.
Exterior scope included: New highly-visible entry from west side / courtyard with a "zen" aesthetic, addressed Elston building entry as secondary entry, use west courtyard for branding of building and/or tenant, incorporated exterior lighting on west and east facades, masonry façade repairs, demolition of non-required installations, relocation of utility and antennae equipment as required, new roof system and renovation of existing aluminum double-hung windows for consistent appearance, new exterior doors.
Interior scope included: Demolition of existing conditions, floor leveling throughout, building envelope improvements (thermal/moisture protection), new building core (vertical transportation, restrooms, common corridors on multi-tenant floors), new egress stair towers, new basement floor system, new utility connections to the building as required, new MEP FP systems for either single tenant or multi-tenant occupancy (includes "points of connection" for all systems on each floor with final distribution by tenant) and locate restrooms back-to-back for efficiency.
